Dave Donofrio is a real estate planner and developer based in Lancaster County, Virginia, and the founder of a practice dedicated to creating places of enduring value and significance. A Northern Neck resident for over 40 years, he and his wife have raised three children in the area, further strengthening his commitment to preserving its unique character while fostering thoughtful, responsible growth. Dave is also known for designing enchanting outdoor sanctuaries—spaces that feel genuinely inhabited, gracefully understated, and deeply connected to their surroundings.
Holding a degree in horticulture and design from the University of Delaware, Dave is renowned for blending a precise design vision with advanced plant knowledge and broad technical expertise, bringing a disciplined yet imaginative approach to both landscapes and land planning. Donofrio began his career overseeing golf course construction and management at the Golden Eagle Golf Course at The Tides Inn Resort, later moving into real estate development with The Bay Company. There, he contributed to the construction, development, and marketing of Mallard Bay, a planned community in Northumberland County.
As a broker and consultant with Delmarva Properties, Inc., he played a pivotal role in guiding two premier Northern Neck communities—Eagle’s Landing and Harbor Pointe—ensuring both visionary planning and effective execution. In every endeavor, Dave honors the site’s distinctive natural features, architectural context, and neighborhood dynamics. Through careful analysis of the land, environment, and future users, he crafts enduring communities and landscapes that embody a true sense of “home.”
Donofrio created the King Carter Golf Course and the Hills Quarter residential community in Irvington. His leadership encompassed every stage—from land acquisition and assembling the design team to overseeing construction, advising on architecture, and even selecting a name to honor Virginia’s history. In 2006, Golf Digest named the King Carter Golf Course “Best Affordable Public Course in America,” a testament to the quality and accessibility of the experience he helped shape.
Most recently, Donofrio secured zoning for approximately 745 acres for King’s Grant, a master-planned community designed for the twenty-first century with a strong emphasis on environmental stewardship. The vision features an arboretum and botanical garden, educational venues, an integrated trail system, and homes prioritizing energy efficiency and sustainability. Guided by Donofrio and an accomplished team of planners and designers, King’s Grant aims to generate meaningful economic impact while offering a nature-centric community that honors the region’s lasting appeal.
With decades of hands-on leadership and a nuanced understanding of how land, design, and community intersect, Donofrio offers clients expertise in land development, site planning, and landscape design—delivering clarity, creativity, and practical insight at every stage.
