KING’S GRANT

Donofrio’s vision for King’s Grant was matched by years of disciplined execution. He patiently assembled 19 separate parcels over time, then built and led a highly capable team—planners, engineers, attorneys, and local experts—to navigate a complex rezoning process and align stakeholders around a shared long-term plan. Through persistence, coordination, and an eye for detail, the team transformed a patchwork of landholdings into an approved framework for 575 building sites, setting the stage for a thoughtfully designed community with a cohesive layout, protected natural features, and amenities designed to enhance everyday living.

HILLS QUARTER

Located in the heart of Virginia’s tranquil Northern Neck between Irvington and Kilmarnock near the Chesapeake Bay, Hills Quarter reflects David Donofrio’s ability to assemble and lead a talented team of planners, designers, and engineers to shape a cohesive resort-style community. The team preserved hundreds of acres of open green space, mature hardwoods, and four scenic lakes while carefully planning and landscaping neighborhoods that honor the character of a traditional small-town setting. Thoughtful landscape design, walkable streets, and well-placed amenities—including tennis courts, a swimming pool, and a clubhouse—create a lifestyle that blends natural beauty with intentional community design.

KING CARTER GOLF COURSE

The King Carter Golf Course made a notable splash on the Mid-Atlantic golf scene, earning Golf Digest’s “Best New Affordable Public Course” honors in 2006. Its creator, David Donofrio, discovered the game as a boy in Delaware, caddying at Wilmington Country Club, then sharpened his eye for landscapes while studying horticulture and design in college. Guided by a lifelong ambition to build a standout public course, he patiently assembled 19 parcels of land on Virginia’s Northern Neck and shaped them into a playable, scenic layout that balances strategy, walkability, and natural beauty.

EAGLE LANDING

Located on 435 acres of pristine waterfront on the eastern branch of the Corrotoman River in Lancaster County, Virginia, Eagle Landing is a unique community of 81 home sites surrounding an established American Bald Eagle habitat. The private, water-oriented community center provides exceptional amenities including: clubhouse, swimming pool, boat ramp with dock, tennis courts, and playground. Donofrio managed the development of this environmentally sensitive community for Delmarva Properties, Inc. from its inception through site preparation and construction of new homes.

HARBOUR POINTE

With a focus on preserving the existing sanctuary for wildlife, migratory & native birds, and towering hardwoods, Harbour Pointe was established at the mouth of the Potomac River and the Chesapeake Bay in Northumberland County of Virginia’s Northern Neck. In addition to the serenity of the unparalleled natural beauty, all sites have access to the Bay, a sandy private beach, a boat ramp & dock, and tennis courts. e, swimming pool, boat ramp with dock, tennis courts, and playground. RIVER POINTE

River Pointe is an intimate enclave of just 12 spacious homesites set in a serene, pastoral landscape on the Western Branch of the Corrotoman River in Lancaster County, Virginia. Created for those who value privacy and a true sense of retreat, the community pairs generous home sites with a quiet rural backdrop where mature trees, open skies, and river breezes frame everyday life. Donofrio oversaw the careful development of River Pointe for Delmarva Properties, Inc., shaping a small neighborhood that respects the land’s natural character while offering a refined setting for custom homes, outdoor living, and time on the water in every season. With only a handful of neighbors, owners enjoy a rare balance of seclusion and community, with easy access to the river’s calm reaches for boating, paddling, and sunsets.
